PCS to Oahu: Rent First or Buy?
A 2 to 4 year tour is a planning window, not a promise that buying wins. Start with your orders, actual housing options and the plan for your next move.
Compare the whole tour, not just the monthly payment
For a 2 to 4 year tour, compare a real rental with a home you could actually buy. Include rent, deposits and utilities on one side; mortgage interest, taxes, insurance, HOA or AOAO dues, maintenance, closing costs and eventual selling costs on the other. Principal payments can build equity, but equity is not the same as cash you receive after selling.
Run a flat-value scenario as well as any appreciation assumption. A shorter stay leaves less time to absorb transaction costs. Buying can make sense when the full cost is manageable, you have reserves and your exit plan holds up without relying on rising prices.
Compare the price-to-rent ratio for your target neighborhood, not an island-wide average: divide the purchase price by the annual rent of a comparable home. Use actual options in places such as Kapolei, Ewa Beach, Kailua or Kahala rather than assuming they behave alike. Include salt-air maintenance and HOA or AOAO dues, and check whether you qualify for the property tax homeowner exemption when you occupy. A two-year and a three-year scenario can help test how transaction costs change the outcome; neither timeline guarantees buying will win.
Compare buying vs. renting →Temporary lodging while you house hunt
A temporary landing place can let you visit homes, check a commute and review a lease or purchase before committing. Coordinate lodging with your installation housing office and confirm any applicable Temporary Lodging Allowance requirements with your finance office. Eligibility, authorization and documentation matter; a hotel reservation is not a guarantee of reimbursement.
Keep a backup plan if inspections, financing or closing take longer than expected. Include storage, pets, meals and a possible gap between lodging and your permanent home in your arrival budget.
Using BAH toward a mortgage
Use the official DoD BAH calculator for your duty location, pay grade and dependent status, then confirm your entitlement with your finance office. You can include eligible BAH in your off-base housing budget, but it is not a mortgage-payment guarantee. Your lender determines qualifying income and loan eligibility.
Compare the complete monthly ownership cost with your budget, including spouse income if applicable, other debts and a reserve for repairs. Do not assume your allowance will cover taxes, insurance, HOA dues and every unexpected expense.
When renting first makes more sense
- Your orders or departure date are uncertain, and you need flexibility.
- You want to experience the commute and neighborhoods before choosing a home.
- A purchase would leave too little cash for moving costs and emergency reserves.
- The full ownership cost is uncomfortable, even if you qualify for financing.
- You do not want the risk or responsibility of selling or managing a rental after PCS.
Renting is not a failed home-buying plan. Review the lease, utilities, deposits, pet rules and any military termination protections that apply to your circumstances before signing.
Plan your next PCS before you buy
Compare selling with keeping the home as a rental. Use current comparable rents rather than a hoped-for payment match. Account for vacancy, management, maintenance, insurance and association rules. Confirm lender and occupancy requirements before making a rental plan.
Run a keep-or-sell PCS scenario →Rent or buy: common PCS questions
Should I rent or buy on a 2 to 4 year Oahu tour?
There is no automatic winner. Compare actual rent and purchase options over your expected tour, including buying and selling costs, maintenance, insurance, taxes and HOA dues. Test what happens if orders change or home values do not rise.
Can I use BAH toward a mortgage?
Eligible service members can budget their housing allowance toward off-base housing costs, including a mortgage. Confirm your entitlement and current rate with your finance office and the official DoD BAH calculator. A lender must separately confirm how your allowance is treated for qualification; BAH does not guarantee a payment is affordable.
Can I stay in temporary lodging while house hunting?
Temporary lodging can give you time to visit homes and test a commute before committing. Contact your installation housing office about lodging options and your finance office about any applicable Temporary Lodging Allowance eligibility, approvals and documentation. Do not assume a hotel stay will be reimbursed or that house hunting extends an allowance.
When does renting first make more sense?
Renting can make sense when your departure date is uncertain, you need time to learn the area, buying would drain your reserves, or the full ownership cost does not fit your budget. Compare lease terms, deposits, utilities, pet policies and commute before signing.
What if I buy and receive new PCS orders?
Plan both a sale and a rental scenario before purchasing. Selling may involve transaction costs and a loss if proceeds do not cover the remaining debt and costs. Keeping the home requires realistic rent estimates, cash reserves, maintenance, vacancy planning and property management, plus confirmation of lender and association requirements.

What clients say
As first time homebuyers relocating to Oahu, we wanted to make a smart investment in Hawaii real estate. We reached out to Tristan early, and that turned out to be one of the best decisions we made.
As a remote worker and first time homebuyer, I had been sitting on the sidelines for a while because of interest rates. Tristan and I kept a close eye on the market, stayed patient, and waited until the right opportunity came along.
