Project cost
How this works
ARV is entered directly or estimated from comps as the average price per square foot times your square footage. Total project cost adds purchase, buying costs, rehab, contingency, holding costs for the months you set, and hard money points and interest-only interest on the full loan. Flip profit is ARV minus selling costs and total project cost. For BRRRR, the refinance loan is ARV times LTV; it pays off the hard money and refi costs, and anything left comes back to you. DSCR divides rent by the new payment with tax on the ARV, insurance and HOA.
Frequently asked questions
What is ARV?
After repair value is what the property should sell for once the rehab is done. It's usually estimated from recent sales of similar, updated homes nearby, often by price per square foot.
What is the 70% rule and does it work on Oahu?
The 70% rule says pay no more than 70% of ARV minus rehab costs. It builds in room for selling costs, holding costs and profit. On Oahu, high prices and long permit times mean many investors adjust it between 65% and 80%, so check the full profit math, not just the rule.
What is BRRRR?
Buy, Rehab, Rent, Refinance, Repeat. You buy and fix a property, rent it out, then refinance based on the higher value to pull your cash back out for the next deal.
What is a DSCR loan?
A debt service coverage ratio loan qualifies you on the property's rent instead of your personal income. Lenders divide rent by the full payment (principal, interest, taxes, insurance and HOA). Most want 1.0 to 1.25 or higher.
