What is a VA assumable loan?

Buy the house. Keep the rate.

A qualified buyer takes over the seller's existing VA mortgage, including the balance, rate and remaining term, instead of getting a new loan. The loan servicer approves the buyer's income, credit and debt-to-income.

The buyer pays the difference between the purchase price and loan balance in cash or with secondary financing. Approval typically takes 45 to 90 days.

Non-veterans can assume VA loans, but the seller's VA entitlement may stay tied up unless an eligible veteran substitutes theirs.

Your questions, answered

Do I have to be a veteran to assume a VA loan?

No. Qualified non-veteran buyers can assume a VA loan too. The seller's VA entitlement stays tied to the loan until it's paid off unless a veteran buyer substitutes theirs, so we cover that with you up front.

Will I get the seller's interest rate?

Yes, an approved assumption keeps the existing mortgage's rate and remaining term. Confirm the actual loan terms with the servicer before making an offer.

Do I need a down payment?

You usually need to cover the difference between the purchase price and the remaining loan balance, plus closing costs. That cash gap can be substantial, even though you are assuming a VA loan.

How long does a VA assumption take?

Typically 45 to 90 days, sometimes longer. The existing loan servicer handles approval, so you generally cannot use your own lender to process the assumption.
