How this works

Net before withholding is the sale price minus loan payoffs and selling costs. Conveyance tax uses the state schedule for the price bracket, applied to the full price, with the higher schedule unless the buyer will claim a homeowner exemption. Nonresident sellers have HARPTA withheld, and foreign sellers also have FIRPTA withheld. Withholding is shown separately because much of it can come back at tax time.

Frequently asked questions

What is the Hawaii conveyance tax?

A state tax on transferring real estate, usually paid by the seller on Oahu. The rate depends on the price and whether the buyer will claim a homeowner exemption, and it applies to the full sale price.

What is HARPTA and will I get it back?

HARPTA requires 7.25% of the sale price to be withheld when a nonresident sells Hawaii property. It's a prepayment of Hawaii income tax. When you file your Hawaii return, any amount above the tax you actually owe is refunded. You can apply for a reduced withholding before closing.

Who pays escrow and title on Oahu?

Escrow fees are usually split 50/50 between buyer and seller. The seller commonly pays for the standard owner's title policy, but it's negotiable in the contract.

Do I have to pay the buyer's agent?

No. Buyer brokerage compensation is negotiable and not required. Offering it can widen your buyer pool. Set it to 0 in the tool if you won't offer it. GET does not apply to the sale of your home, but it does apply to rental income.

How accurate is this?

It's an estimate. Escrow will calculate exact prorations, payoffs and fees. Ask for a payoff statement from your lender and a title and escrow quote for the closest numbers.
